Every figure below comes from sale transactions registered with the Dubai Land Department and dated inside April 2026. Mortgages and gifts are excluded; the register's own record of a sale is the only source.
The Land Department registered 14,072 property sales in April 2026, worth AED 48.76B in total, across 114 communities. That is 21% fewer than the same month a year earlier.
The median sale was AED 1,700,000 at AED 1,842/sqft, 16.2% above the same month last year. 73% of sales were off-plan.
Madinat Al Mataar was the busiest community with 1,181 registered sales, while Business Bay took the most money at AED 3.76B.
Against the previous month, Al Khairan First rose 231% to 603 sales, while Al Yelayiss 5 fell 75% to 113.
